PLANS have been put forward for the demolition of a house on the edge of a conservation area and the construction of a new property occupying the same site.
The property also adjoins a unique, Grade 2 Listed dwelling which although dating from 1978, still looks strikingly modern today.
Warrington Borough Council planners are currently considering the proposals for the scheme in Dane Bank Road, Lymm
The property to be demolished dates from the 1960s and is described as a two-storey house of “insignificant design”, currently vacant and deteriorating, while the replacement dwelling would be a “high quality, well designed and considered scheme”.
Existing mature trees and proposed new planting will screen the new property from the Lymm Conservation Area on the opposite side of Dane Bank Road.
The adjoining Listed Building is The Polygons, designed by the late Graville Gough, a Lymm architect, as his family home.
At the time it was built it was featured on television and in national design magazines.
Documents presented to Warrington Borough Council’s planning department say the main benefits of the scheme include the demolition of a deteriorating, vacant building and the introduction of a high quality, well designed and considered scheme, which takes into account the nearby listed building and conservation area.
The design will be inspired by The Polygons, according to the applicants.
“The proposed redevelopment of the site will have a less than significant impact on both the listed building and conservation area while providing an energy efficient, well insulated family home for a local family.”
