Plan to demolish town centre sandwich bar and replace with new building

PLANS have been received to demolish a Warrington town centre sandwich bar and replace it with a new two-story building involving commercial premises and an apartment.

The existing building on Legh Street has been used as a sandwich shop but has had to close due to its poor state. The applicant wishes to apply for planning permission to demolish and rebuild. Architects say the reuse
of the site will make a positive contribution to the local area.

The ground floor will be a commercial use and the first floor will be an apartment. The building is adjacent to a listed building and has been designed to reflect its architectural style.
There is no off-road parking spaces but the location is within the town centre which means that residents will not need a vehicle to access shops, transport or amenities.

A bat survey has been carried out on the building which is set in an area which, in general, provides low quality habitat, for foraging, commuting and roosting bats, although bats are likely to be present locally.
Small areas of open green space and trees potentially provide limited foraging opportunities for bats, in an area which is fragmented by light and noise disturbance.
Buildings immediately adjacent to good-quality habitat are more likely to be used by roosting bats than those further away. Additionally, the building is well-sealed, and has no features which could be used by roosting bats.
Taking into account the habitat surrounding the site, and the features present, the building is unlikely to be used by roosting bats and has negligible suitability for use.
Warrington Borough Council planners will make a decision under delegated powers.
