Plan to demolish century-old pub withdrawn at last minute

A PLAN to demolish a century-old pub to make way for 42 apartments has been withdrawn by the applicant – just before it was to be considered by Warrington planning chiefs.

The scheme involved the Bear and Bottle pub on Mersey Street.
It was on the agenda at a meeting of the borough council’s development management committee with an officer’s recommendation that it be refused.
But it was not discussed after the meeting was told it had been withdrawn.

A report by Warrington Borough Council officers made it clear the scheme would make a significant contribution to meeting the borough’s shortfall of housing – particularly affordable housing.
It was in an area suitable for housing – and the loss of the pub would not be an issue.
But the proposal represented a sub-standard form of development and would appear as an incongruous addition to the character of the wider landscape,.
It would also have a detrimental impact on the amenities of residents of the existing Charles Lloyd House, nearby.
The pub dates from the early 20th century.
The application was made by Brenrun Ltd, a Warrington-based family-owned company led by a father-and-son team of developers with over 45 years of combined experience in the development sector.
It sought outline permission for the erection of up to 42 self-contained apartments following the demolition of existing buildings, together with the provision of associated infrastructure and hard and soft landscaping. There would have been three apartments with three bedrooms six two-bedroom and 33 one-bedroom self-contained apartments.
