Planners recommend refusal as old pub earmarked for 42 apartments

PLANS to demolish a locally-listed pub and build 42 apartments on the site should be rejected, Warrington planning chiefs have been told.

The scheme, involving the site of the Bear and Bottle pub In Mersey Street, Warrington, would make a significant contribution to meeting the borough’s shortfall of housing – particularly affordable housing.
It is in an area suitable for housing – and the loss of the pub would not be an issue.
But the proposal represents a sub-standard form of development and would appear as an incongruous addition to the character of the wider landscape, say planning officers.
It would also have a detrimental impact on the amenities of residents of the existing Charles Lloyd House, nearby.
The pub dates from the early 20th century.

The application is proposed by Brenrun Ltd, a Warrington-based family-owned company led by a father-and-son team of developers with over 45 years combined experience in the development sector. They have wide-ranging experience of small and medium-sized developments varying from residential developments, conversion and commercial fit-outs.

The application seeks Outline permission for the erection of residential development for up-to 42 self-contained apartments following demolition of existing buildings, together with provision of associated infrastructure and hard and soft landscaping. Indicatively, the housing mix is for 3no. three-bedroom; 6no. two-bedroom and 33no. one-bedroom self-contained apartments.
Officers will recommend the scheme be refused when it appears before the borough council’s development committee this week.

  1. House being built in every part of Warrington but all to buy. I’m fed up seeing notices of “affordable “. How about doing some social houses for the hundreds of people who will never afford to buy. These affordable houses are usually bought by people with money who the rent them out at high rent, making the housing shortage worse. I feel very worried for future generations. It was never this bad after the 2nd world war + councils built prefabs to house homeless people.
