Coach house conversion plan in grounds of Listed building

PLANNING chiefs have given the go-ahead for the refurbishment of a coach house in the grounds of Grade 2 Listed Brookfield House, Lymm and its conversion to a dwelling.

The coach house is said to be semi-derelict and used only for storage – but a previous application for its conversion for residential use was granted in 2004 but never implemented. The new plan, submitted to Warrington Borough Council planners, is for conversion to a three-bedroomed dwelling with a garage and storage facility.

This will bring the coach house back into use and protect it for the future by creating a viable use, preserving the building and complementing the main, Listed, house.
Although the coach house is not specifically mentioned in the listing of the main house, it is considered to be within the context of the listing and the proposals are for a high quality and design sensitive to the importance of Brookfield House.
The coach house has been part of the overall site since before 1948
Access to the property will be, as present, from Eagle Brow and there will two off-road parking spaces in addition to the garage.
