No objections, no harmful impacts on neighbours – but plan to replace 125-year-old coach house is refused

PLANNING chiefs at Warrington have refused permission for the demolition of a 125-year-old coach house to make way a home extension with a balcony.

The proposal at Highfield, in Joy Lane, Burtonwood was not opposed by nearby residents, borough councillors or the local parish council.

The site was relatively isolated from other residential properties. It was not considered the proposals would have any unacceptable impacts on other properties The proposed extension would not be highly visible from public vantage points along Joy Lane.

The design of the proposals would be acceptable and there would be no unacceptable harmful impacts on residential amenity.

But the site had already been extended – mainly due to a large swimming pool building – and the proposals would exceed the scale of the extensions they would replace when taken together with the pool building.

As such they would amount to inappropriate development in the Green Belt for which there were no very special circumstances to outweigh the harm caused to the openness of the Green Belt.

  1. No objections from local residents, borough or parish councillors yet WBC planning refuses permission! Surely there has to be some ulterior motive.
