Small businesses show confidence

SMALL businesses in Warrington appear to be showing confidence despite the ongoing economic struggle.
Local commercial agents BE Group have recent completed five new lettings, equating to 13,605 sq feet at three different industrial developments across the borough.
Notably, Cheshire Seals and Components Ltd took 2,795 sq ft at the modern Northern Trust development, Birch Court in Woolston, Leisurepower Ltd took 2,185 sq ft at St Modwen’s Trident Business Park in Birchwood and Shredder Co took two units of 2,670 sqft at Willow Court, Winwick Quay – another modern Northern Trust development.
Simon Roddam, agency surveyor at BE Group said: “Local occupiers now have the option to move to better quality premises at very competitive rents, on terms to suit in most cases.
“New schemes such as Birch Court in Woolston are proving to be drawing more interest due to the quality and size of the premises and the simplistic tenancy agreements on offer for an “easy in, easy out” occupancy.

  1. Good news although 5 new lettings is not really a big show of confidence. Only concern I have is that whilst a lot of commercial agents have been offering newer and better quality premises at a fraction of the cost of some other premises their low rents and terms to suit ‘may’ only be temporary and if you are on a short term lease there is nothing to stop the rent doubling at the end of your lease period. etc…. Once your business is a little established and you have settled in it would be very hard to say ‘no thanks… I’m off’. Always worth thinking about !
