Green light for 100 percent affordable housing development

A development of new homes will now be all “affordable housing” after Warrington Borough Council agreed to waiver a section 106 agreement for a financial education contribution.

Pegasus Group, on behalf of Praya Homes Ltd, successfully negotiated a variation of condition application on previously granted planning permission by Warrington Borough Council for the construction of 31 dwellings at Station Goods Yard, Green Lane, Poulton-with Fearnhead.
The approval under delegated powers paves the way for the 100% affordable development of nine apartments and 22 houses with a mix of 1, 2, 3 and 4 bedrooms. The tenure will be 100% affordable rent.
The housing will be delivered by Praya Homes Ltd and construction is set to being in April 2021. Jigsaw Housing Group Ltd will acquire the homes on completion.
Darren Muir, from Pegasus Group’s Liverpool office, said: “Planning permission for a market housing scheme was previously approved on this site in 2017. The material planning considerations relating to this S73 application concerned proposed design changes and the change in tenure to provide all properties as affordable homes.
“There was a degree of negotiation over a previously agreed S106 education contribution as it was considered that the benefits of bringing forward a 100% affordable housing scheme at the site outweighed such financial obligations and we were pleased to successfully demonstrate that as such the planning obligations should be waived.”
Steve Fallon from Praya Homes said: “This will be the first affordable housing scheme that Jigsaw Homes has delivered in Warrington and we are delighted to be able to partner with them to provide much-needed affordable homes in the Borough.”
