First phase of Peel Hall development facing opposition from 10 objectors

DETAILED plans for the first phase of the controversial Peel Hall development are set to come before Warrington’s development management committee – facing opposition from 10 objectors.

The scheme involves some 400 properties – the first of a major development of up to 1,200 dwellings, shops, a pub/restaurant, a care home, a school and supporting infrastructure.
Some 69 hectares of land are involved, sloping away from its northern boundary with the M62 in a southerly direction.
Outline plans for the Peel Hall site were approved by the Secretary of State in November 2021.
Officers are recommending the scheme be approved, on the grounds that development is acceptable, having regard to the outline planning permission already granted at Peel Hall.
The applicant is Countryside Partnerships North West.

Two, three, four and five-bedroomed houses are included in the proposals, along with a community building, and public open space including fully-equipped play areas.
The proposals will include a number of affordable homes which will be “pepper-potted” across development, but which will be of a similar design to the market housing.
Warrington Borough Council’s development management committee is due to consider the proposals on Thursday, October 3.

  1. My objections are already in.

    Although it got approved last time by the DMC at least one issue meant was invalid and it now has to go back for a second 2nd attempt. I think that part of it may have been down to the Deputy Chair and his comments about dogs which sparked an investigation. I’m sure that the planning office will say why it has had to go back.

Nothing is done for the good of the community by Warrington borough council it’s all money orientated, people’s lively hoods don’t come into it either there are so many reasons for this not to go ahead .Risk of floods, traffic, etc can lead to serious consequences for residents and wildlife more accidents, more congestion air pollution. It feels like residents could be collateral damage for the sake of profit
