Birchwood Park unveils Net Zero vision with building revamp

BIRCHWOOD Park, the North West’s largest out-of-town business destination, has completed the first stage of a multi-million pound refurbishment of Chadwick House, as part of its sustainability strategy.

The refurbishment follows significant efforts from the Park to continue to modernise and bring greater energy efficiency to its flexible working spaces, aligned with the ambitious goal of achieving Net Zero by 2030 in all managed areas across the site in Warrington.
Considered one of the Park’s most iconic buildings and now home to over 60 businesses, Chadwick House, originally built in the 1950s as part of the UKAEA development and known then as ‘E Block’, is undergoing a comprehensive transformation that will be completed this summer.
As the first stage of the refurbishment is completed, the Park has also welcomed its first new occupier, home builders Persimmon Homes, who moved into the newly designed 1st floor office show suite of 10,540 sq. ft.

The refurbishment of Chadwick House includes significant upgrades aimed at improving energy efficiency. The building’s EPC rating will improve from a D to a B, thanks to the replacement of over 700 windows with energy-efficient double glazing.
The refurbishment also includes a new façade with an impressive entrance, a city lounge-style reception, and communal working space featuring fresh coffee for staff and visitors.
Additionally, energy-efficient LED lighting and a new VRF comfort cooling system have been installed in the show suite space, replacing the old gas central heating and moving from fossil fuel to green electricity.
Martin continued: “These enhancements are part of Birchwood Park’s broader sustainability initiatives. Across the Park, 100% renewable electricity suppliers are used in all managed buildings. We also recycle over 70% of all waste, as well as ensuring zero waste is sent directly to landfill. A green travel plan, including free bus services across Warrington, supports eco-friendly commuting options for all and we look forward to welcoming new businesses to our community.”
