Homes plan in church grounds approved by planners

PLANNERS have approved proposals to build one pair of semi-detached dwellings in the grounds of a Warrington church.

The development of one pair of new semi-detached dwellings includes alteration to existing access and the relocation of the existing car park at St James Church Canons Road, Great Sankey, Warrington.

The approval by Warrington Borough Council planners relates to a resubmission of a previous application following outline approval which was granted permission in February 2022 to erect 2 x detached houses to Plot 1 and 2.

This proposal sought approval for the erection of one pair of two-storey semi-detached dwellings, with a symmetrical design and orientation set on Plots 1 & 2. The proposal includes the setting out of 17 linear car parking spaces for the Church towards the southern boundary of the site, additional boundary walls, fencing and electric sliding gates to the proposed
dwellings. The scheme includes new hardstanding areas and a landscaping scheme and alterations to the existing access.

The development by Imaan Ltd intends to construct a low-rise residential development comprising 2 residential dwellings with associated gardens, driveways and infrastructure.

The subject site is an irregular shaped parcel of land located in Great Sankey to the west of Warrington. The site currently forms part of a car park and an area of rough grassland and vegetation to the east of a Church and community centre building. The west of the site is currently used as a car park and landscaping for the Church while the east is largely overgrown
vegetation and self-seeded saplings.
There are two temporary storage containers/cabins present in the centre of the site.

The earliest available mapping indicates that the site has been developed since pre-1849 with buildings and gardens recorded across the site. In addition to the buildings recorded as Sankey House in 1893, a large circular feature is indicated in the Groundsure report to be a possible tank, however, it is likely that given the surrounding land use, it may be a garden feature/landscaping. Minor developments occurred on-site between 1905 and 1987 before the demolition of Sankey House circa 1990. The site was developed circa 2000 and now forms part of the grounds of St James Church and Community Centre.

There were no objections to the proposals from local residents.
