PLANS to build 17 flats on part of a former railway embankment at Latchford have been approved by Warrington Borough Council planners.
The proposals, approved under delegated powers due to the length of time it took to deal with the application involves land bounded By Station Road, Grammar School Road, Latchford Railway Embankment, Station Road, Latchford.
The plans were first submitted three years ago in July 2020, before being validated in October that year.
The development involves the removal of part of railway embankment; construction of retaining wall and a three storey building comprising 3, one bed and 3, two bed flats and a part three storey, part four storey building comprising 8, one bed flats and 3, two bed flats (17 flats in total) with associated public realm works, car and cycle parking, residents amenity area,
fencing and bin storage.
Of 69 neighbours consulted a total of five objections were received from residents who said the proposal did not add anything of value or that addresses any gap in the local housing market
and the applicant had not consulted or engaged with the local community.
But Warrington Borough Council planners approved the application with various conditions including:
All birds, with the exception of certain pest species, and their nests are protected under the terms of the Wildlife and Countryside Act 1981 (as amended). In order to avoid criminal prosecution, it is therefore advised that no vegetation clearance required to facilitate the scheme should be undertaken during the optimum time of year for bird nesting (March to August inclusive).
Working Hours For Development Sites: In the interests of residential amenity, the applicant/agent/developer is strongly advised to adopt the following recommended construction/demolition hours for all works on site. Works audible at or beyond the site boundary should not occur outside of Monday to Friday 08.00hrs to 18.00 hrs, Saturday 08.30hrs to 13.30hrs and at no time on Sundays or Public/Bank Holidays.
