First look at proposed apartments to replace once popular Sportsmans Arms pub

THE once-popular Sportsmans Arms pub at Penketh has been earmarked for demolition to be replaced by retirement apartments – subject to planning permission.

Warrington Borough Council has this week received a planning application to redevelop the site to form 53 retirement living apartments, together with access, parking and landscaping on behalf of Churchill Retirement Living.
It follows on from the closure of the once-popular pub in 2018 despite a campaign by local residents to save it.

In 2016 Danish store chain Netto announced plans to build a new store on the site, while the pub was still trading – but the plans came to nothing as the supermarket chain ceased trading in the UK, closing a store at Lymm.
Later the same year plans were announced to give the pub on Warrington Road a new lease of life and build housing at the rear of the premises – but this again failed to materialise.
The pub last operated in 2018 and went on the market last year for £800,000.

The latest plan seeks permission to redevelop the site for 53 retirement living apartments including communal facilities, access, car parking and landscaping.
The mix of the apartments comprises of 35 one-bedroom apartments and 18 two-bedroom apartments.

The applicants state there is a current shortfall of retirement accommodation in the Borough. Warrington has an ageing population and a range of housing options are required to meet needs and aspirations. They say the site is in a highly sustainable location and offers opportunities for the future residents to walk to local shops and services and use the bus service if required to
access Warrington Town centre.

The Applicant is a retirement property housebuilder based in the United Kingdom. They specialise in developments of purpose-built apartments for older homeowners and currently has more than 160 retirement developments across the United Kingdom
Churchill Retirement Living, has specialised in the provision of purpose-built apartments for older people since 1998 and has provided development proposals throughout England and Wales.
The accommodation proposed is specifically designed to meet the needs of independent retired people, and provides self-contained apartments for sale.
A delegated decision on the application is pending consideration.
