Plans to replace delapidated property in Green Belt at Lymm with family home

PLANS have been submitted to replace a dilapidated property on Green Belt land at Lymm with a modern energy-efficient family dwelling.

Full Planning Approval is being sought for the demolition and replacement of Ravenbank House on Pepper Lane, Lymm, which is currently occupied by a large dilapidated detached red brick house.

The property and the adjacent caravan storage facility has been owned by Mr & Mrs Price for several years. Mr Price and his sons are prominent businessmen in the local area operating businesses that collectively employ in excess of 80 people.

The existing property dates from the early 1900s and the applicants had originally intended to extend the house for their needs. Planning consent was therefore secured for a 1.5 storey side extension, single-storey rear extension with roof terrace, new entrance porch, and associated external works to the driveway and landscaping.

Mr and Mrs Price have family in the area including grandchildren. Their family frequently stay with them and the new house has been designed to facilitate visitors whilst maintaining a comfortable and private suite for Mr and Mrs Price. After further consideration, they have decided that it would make more sense to redevelop the house to provide a new more efficient property. This has enabled a far more attractive and practical dwelling to be designed which will also help to improve the area.

The new house will be comparable in size to that which would have resulted from the modified property, but will be modern and more thermally efficient using high-quality materials. Given the large size of the overall site, it is now proposed to include facilities that will not only assist the owners in their later years, but will also be suitable for the ongoing needs of their grandchildren.
The new house will be of timber frame construction with high-quality brick and timber cladding outer skins. A slate roof will be used to match the adjacent properties to the west.
The application is set to be determined by Warrington Borough Council planning officers.
