Objections to plan for seven-storey block of flats near Listed pub

OBJECTIONS have been received to plans for a seven-storey block of flats in Winwick Street, Warrington – only 25m from the Grade 2 listed King’s Head public house.

Neighbours claim the development – close to an ongoing multi-storey residential block off John Street – will result in roads becoming gridlocked.
Adjoining businesses will be affected because of access problems and high-rise buildings will aesthetically not look good and the area already “looks a mess”

But Warrington Borough Council officers will recommend the scheme be approved when it comes before the borough council’s development management committee on Thursday, November 10.
They say the principle of redevelopment on a site that has been vacant for more than 10 years is acceptable.
Although the building will be higher than existing neighbouring buildings, it will be seen against the backdrop of the ongoing John Street development, which is also seven storeys.

Although the new building will be seen in the same street scene as the Listed Kings Head, the pub still has a prominent position on the other side of Winwick Street and will suffer only minor adverse harm.
The new building will have 26 units, 10 one bed and 16 two bed. The ground floor will be for commercial use such as shops, food and drink outlets, offices, medical services, etc, although no end use has yet been identified.
Officers say the development will secure a high-quality addition to a town centre fringe area and will be a positive addition to the street scene.

  1. We’re are all the people living around central Warrington going to go . There is no green space and nothing to do only drink in bars or pubs . Not a very family friendly place . The tenement blocks in Liverpool , which reminds me of winwick street now turned out to be a squalid mess and in the end they knocked them down to rehouse folk into a more people friendly environment. Big mistake being created here .
