Pub extension saga comes to an end

THE long-running saga of an unauthorised extension at the rear of the King’s Head pub, in Winwick Road, Warrington has come to an end with a decision by borough planning bosses to allow the extension to be replaced by a new permanent structure.
Members of the borough council’s development management committee have approved the scheme – and granted time for it to be carried out after the end of the rugby league season.
The King’s Head is a Grade 2 listed building, on the fringe of the Winwick Street Conservative Area.
A uPVC and glass conservatory was built at the rear of the pub to provide a function room in contravention of the Listed Buildings and Conservation Areas Act.
The council agreed the development could be retained temporarily on condition that it be removed by October last year – but the applicant successfully appealed and an inspector granted permission for the conservatory to be retained for 12 months from the date of the appeal.
Now new proposals have been drawn up to replace the conservatory with a brick-built extension more in keeping with the Listed pub.
Because the viability of the pub is closely linked to the proximity of Warrington Wolves’ Halliwell Jones Stadium, the council has agreed the pub can continue to use the temporary conservatory until the end of the rugby season in October, after which it will be demolished and replaced by the new building.
