Office block approved at second attempt

DEVELOPERS have won planning consent for a four-storey office block only a month after seeing the same application thrown out by Warrington planners.
Capital and Provincial have taken advantage of a delay by planning officers in issuing the development control committee’s original decision.
They withdrew their plan for a prestigious office building on land adjoing Stanford House at Garrett Field, Birchwood and then submitted them again with additional information.
By doing so they avoided going through the length appeals procedure – and the extra information they provided persuaded councillors that the scheme should go ahead.
The scheme had been opposed by Birchwood Town Council and the initial concerns were that the development would lead to unacceptable increases in traffic.
Plans involve a four-storey office building with 141 car parking spaces, some in an underground facility.

  1. I’m dismayed that this scheme has obtained approval – there are many empty offices to let on the Business park – why build yet another?

Those of us ‘fortunate’ enough to live in the area (and paying the highest council tax in Warrington I might add) are already blighted by horrendous traffic especially at rush hour times, and overspill parking in residential areas due to businesses being unable to provide adequate parking facilities for their employees. Only 141 parking spaces for a 4 storey office block? Seems a bit of an underestimation in my opinion…..

  2. “Capital and Provincial have taken advantage of a delay by planning officers in issuing the development control committee’s original decision.”

………….and the reason for the delay was???????

“the initial concerns were that the development would lead to unacceptable increases in traffic.” ……………..what made the increase in traffic acceptable??????

  3. Anyone who lives in Birchwood knows the difficulties of trying to leave the area in the evening rush hour or enter the area in the morning. This is caused by the huge quantity of office developments all around the area. Councillor Mike Biggin can’t understand why locals are complaining about prestigious companies building in our area and obviously thinks we should be happy about it. I don’t think he would have been so happy if he were still teaching in a Birchwood school and had to battle the traffic twice daily. The jobs created at these developments are not providing employment for local people and we get absolutely no benefit from them. I think it’s time the planners started refusing any more permissions.
