Council's £1 million property sell-off

COUNCIL chiefs at Warrington are to be urged to approve the sale of properties worth a total of more than £1 million.
The sales would form a second phase of property disposals identified by a strategic property review started in 2006. Sale of properties in the first phase have already generated capital receipts of more than £2.7 million.
Ward councillors and, where appropriate, parish councils will be consulted on the properties proposed for sale, including the preferred method of disposal.
Any tenants or other occupants will also be informed of the council’s intention to sell, as will local residents who may be affected, so that they can make comments.
The consultation period or notice given will be between one and two calendar months.
Various methods of sale will be considered, including sale by private treaty, informal tender, formal tender and sale by auction.
A report by Coun Bob Barr, executive member for planning, regeneration and housing, (pictured) will be considered by the council’s executive board on Monday, January 18.
It states: “It is considered that the disposal of the Phase 2 assets will generate significant capital receipts, in excess of £1 million, plus costs to cover our professional fees.
“There will be potential savings from the asset disposal in both the property running costs and management costs, allowing staff to concentrate on improving the returns from the higher value non-operational assets.
“Also budget savings will be observed from eliminating any backlog repairs and maintenance requirements for these properties.”
If the disposal programme is not continued, there will be a significant impact on the council’s ability to make cost savings around property assets, fund frontline services, endure the continuing income to support the capital programme and demonstrate to the Audit Commission good asset management practice, the report adds.

  1. What sort of properties are they planning on selling off ? Can’t be too many if they are only hopeing to raise £1 million… unless of course they are selling them all for £1 each just to get rid of the burdon of responsibility !!
