Row over village shop plan

PLANS for a new shop unit in a Warrington village would increase the “urbanisation and commercialisation” of the semi rural area according to a local councillor.
Despite objections, planners are recommending approval of the application by Mr Robert Foden for a proposed single storey detached retail unit at Chaise Meadow off Calton Road, Lymm, when it comes to committee next Wednesday.
Coun Sheila Woodyatt (pictured) objects to proposals saying she supports the concerns of local residents.
Four neighbours have objected saying it is out of character with the area, would add to traffic congestion, there is inadequate car parking and development could be detrimental to the area including the adjacent Trans Pennine Trail.
The site is currently vacant land next to a three-storey with a shop on the ground floor and residential above.
Access is via Chaise Meadow, which serves the modern residential and mixed use estate off Calton Road. The site is within the Green Belt.
The development is expected to be a farm shop.
Planners say imposing conditions on opening hours, delivery times, noise insulation and refuse collection could limit the impact on nearby residential properties. They say the property has been designed to minimise impact on neighbours with the roof height being below the sill of first floor windows.
Use of the building is intended to support local service provision, would not cause unacceptable extra traffic and existing car parking would be adequate, they say.
